Booking Terms & Cancellation
Please note that when you book a holiday with us you have made a legal and binding contract to pay the full cost of the holiday. We will charge an agreed amount to your card as part-payment and the total balance is owed on or before your arrival date. Payments are non-refundable and we strongly recommend holiday insurance. If for any reason at all you have to cancel your holiday you are liable for the full cost of your holiday.

Self Catering Cancellation Policy
If you cancel or amend your booking then please telephone or email us as soon as possible.
If you cancel your booking fewer than 8 weeks prior to your arrival date we reserve the right to retain the initial deposit and the rental as follows: 3-4 weeks prior 50% of your booking, 2-3 weeks
prior 75% of your booking & 0-2 weeks 100% of your booking unless we are able to secure another booking for the property, minus any discounts or costs we may incur.
For bookings at Christmas & New Year the policy is as follows: If you cancel your booking fewer than 12 weeks prior to your arrival date we reserve the right to retain the initial deposit and the rental as follows: 8-12 weeks prior 50% of your booking, 4-8 weeks prior 75% of your booking & 0-4 weeks 100% of your booking unless we are able to secure another booking for the property, minus any discounts or costs we may incur.
50% of the total charge is payable as a non-returnable deposit on booking and the balance is owed two months prior to the date of arrival. Bookings made within two months of the arrival date are payable in full by which you are deemed to have made a contract with us.
You are strongly advised to arrange your own holiday cancellation insurance.
