Booking Terms & Cancellation Policy for Self-catering and Bed & Breakfast

Please note when you book a holiday with us you have made a legal and binding contract to pay the full cost of the holiday.  Part-payments/deposits are made by bacs and the total balance is owed on or before your arrival date. Payments are non-refundable and we strongly recommend holiday insurance. If for any reason at all you have to cancel your holiday you are liable for the full cost of your holiday.

We strongly advise and recommend you either take out or maintain any travel and holiday insurance policy you have in case you need to cancel your booking. It is solely your responsibility to do this, be it either an annual travel policy or via an extension through your bank and/or home insurance provider. 

All funds and monies paid to us, including bed & breakfast and house hire part-payments and deposits, are non-refundable unless specified at the time of booking to the contrary. If you need to change your booking, you may request to transfer your booking to another date within the same calendar year. Transfers of bookings are subject to availability. We may at our absolute discretion charge an additional fee for transferring a booking to another date.

If you need to transfer your booking to a new arrival date we will move 100% of your part-payment/deposit if the transfer is made up to 12 weeks prior to the original arrival date, 50% if between 12 and 8 weeks prior and nothing if within 8 weeks prior as we will be unlikely to re-fill the holiday at short notice.

If, solely, as a result of either our own error or breach we are obliged to cancel your booking, we will endeavour to transfer your booking to a suitable alternative date. If this is not possible we may offer either a full or partial refund at our absolute discretion.

We will not be liable for any failure to honour a booking, or any resultant loss, which results from one of the following events: any law or action taken by either a government or public authority, including failure to grant necessary consents and licences; either terrorist attack and/or civil war; either epidemic and/or pandemic; nuclear, chemical and biological contamination; collapse of buildings, fire, flood, drought, earthquake and any other natural disaster and act of God.

If you either cancel or amend your booking telephone us as soon as possible and then put your request in writing via an email.

If you cancel your booking fewer than 8 weeks prior to your arrival date we reserve the right to retain the initial deposit and the rental as follows: 3-4 weeks prior 50% of your booking, 2-3 weeks prior 75% of your booking & 0-2 weeks 100% of your booking unless we are able to secure another booking for the property, minus any discounts or costs we may incur.

For bookings at Christmas & New Year the policy is as follows: If you cancel your booking fewer than 12 weeks prior to your arrival date we reserve the right to retain the initial deposit and the rental as follows: 8-12 weeks prior 50% of your booking, 4-8 weeks prior 75% of your booking & 0-4 weeks 100% of your booking unless we are able to secure another booking for the property, minus any discounts or costs we may incur.

At the time of booking we require a non-refundable 25% of the total cost of your holiday in order to secure the dates, block off our availability calendars until your holiday which in turn prevents anyone else from booking your dates.   The balance is owed two months prior to the date of arrival. Bookings made within two months of the arrival date are payable in full by which you are deemed to have made a contract with us.

You are strongly advised to arrange your own holiday cancellation insurance.
